Responsibility & behaviour
We're responsible only for incidents arising from proven staff negligence, occurring on the Thepu Villa premises during your stay. We're not responsible for anything outside the Villa and estate grounds.
Circumstances beyond our control — utility disruptions, war or its threat, riots, civil strife, industrial disputes, terrorist activity, natural or nuclear disasters, fire, extreme weather, or similar events — may on rare occasions require us to cancel, delay, curtail or alter a reservation.
We don't assume responsibility for loss or damage to baggage or property, or for injury, illness, death, or other damages arising from accidents, transport failures, strikes, war, force majeure, or similar causes related to your travel arrangements. We do commit to delivering the holiday experience as described, to a reasonable and reliable standard.
Guests are responsible for any breakages, losses or damages caused during their stay, and are asked to repair or pay for these before departure, indemnifying Thepu Villa against related claims.
The Villa and estate sit near animal and bird sanctuaries — cruelty to animals won't be tolerated, and guests must not obstruct nature, litter, or remove natural elements from the surroundings. Outdoor activities should follow wildlife authority guidelines; a complaint from the authorities or your tour organizer can lead to your reservation being terminated, without Thepu Villa being liable for any resulting costs or claims.
Thepu Villa isn't liable for differences between the official website and content on third-party websites or social media — including pricing, text or images.
